One report that settles the argument about where to live.

Report anatomy

Six sections, in the order you actually think.

Answer first, evidence second, alternatives third, action last.

01 · Top matches

Three communities, ranked, with a reason.

The headline is deliberately short: three names, three percentages, one ★ Best Match badge. Under each is the sentence you would have wanted from a good agent — the specific combination of commute, rent and amenity that pushed this one to the top of your list rather than someone else's.

Every percentage expands into its budget, commute and amenity sub-scores plus any containment bonus, so nothing is asserted without the arithmetic behind it.

The report always restates the profile it ran against. If the answer looks wrong, the input is right there to check.

02 · Match comparison

See the trade-off, not just the winner.

A radar chart overlays all three finalists on budget, commute and amenity. Rank one usually wins on the weighted total while losing an axis outright — and that is exactly the thing worth knowing before you sign a year of your life away.

If you care more about money than minutes, the shape tells you instantly whether rank two is the better call for you personally.

03 · Top AI picks

A second opinion, split by what you might optimise for.

The weighted winner is one answer. These are the others: the cheapest good option, the fastest commute, and the richest amenity cluster — each with the single metric that earned it the slot.

Price pick

Jumeirah Village Circle

The cheapest finalist that still clears your commute limit — and the largest budget headroom of the set. You trade a little time each way for that saving.

04 · Comparative deep-dive

The table you would have built yourself.

Four sections — match breakdown, commute and location, budget, and amenity counts within the community boundary — laid out side by side so nothing hides behind a summary.

Amenity counts are within the community boundary, not a radius — so a park across a highway does not get credit.

05 · Report chatbot

Argue with the report.

Every generated report ships with an assistant loaded with that report's full context — the scores, the commute matrix, the rents, the amenity counts. Ask it why a runner-up lost, or what changes if you shift your budget.

It is fenced on purpose. Ask it about the weather or the stock market and it returns one fixed line telling you the question is not about the report. A grounded assistant that refuses is worth more than a charming one that invents.

Why did Al Barsha lose to Dubai Hills?
Al Barsha scored higher on budget (91 vs 84) but lower on amenity (86 vs 97) and commute (87 vs 92). Dubai Hills also earned a +4 containment bonus because your school pin sits inside its boundary. Net difference: 6 points.
What if I raise my ceiling to 180K?
Raising the ceiling lowers every budget sub-score, since headroom is measured against the band. Dubai Hills would drop to 79 on budget but stay rank 1 overall. Two new communities would clear stage one.
Whats a good restaurant there?

06 · Listings handoff

We rank places. Portals rank units.

Once the area is decided, each community card links straight into live PropertyFinder inventory for that exact community. If nothing is currently listed, it says so rather than sending you to an empty search.

This is intentional scope. Duplicating a listings portal would make us worse at the thing nobody else does.

Saved profiles

Model more than one version of your life.

Keep a profile for "if we stay one income", another for "if she takes the Abu Dhabi role", another for "after the baby". Each generates its own report, and reports keep their link so you can send one to a partner.

Guests can browse templates and build profiles without an account. Generating a report is the point where you need one.
